Here’s What We Do For Seller Files: $275
Less than 14 days until closing add $5o. Less than 7 days until closing add $100
- Send your Seller a letter introducing SOS and letting them know we are involved in their settlement and working to make it a smooth one.
- Send seller a form to return to us with the necessary authorizations (payoffs, etc).
- Send seller a checklist to do in order to prepare for settlement (water, electric, gas company info, deed info, etc)
- Advise the buyer’s agent that we’re involved and ask them for the title company information.
- Order the Use and Occupancy permit, as applicable. (Some will require Seller signature first. Seller may need to call to schedule inspections and we will provide them with those instructions. We do NOT meet the inspectors). Order L&I Philadelphia properties, as needed.
- Order the 3407/5407, as applicable. We will have it delivered to you to expedite but ask that you provide us a with a copy.
- Order tax, trash, water and sewer certs and finals (electric, as applicable).
- Order Seller’s mortgage loan payoffs.
- Order and review title and address any concerns. Confirm letter of indemnification, where required.
- Order the escrow check through your bookkeeper.
- Prepare a title clerk information / reimbursement sheet.
- Send full closing documents package to title company and agent week in advance of settlement.
- Obtain a status letter from Community Management office, as applicable.
- Assist with Deed packages, as applicable.
- Remain available for your questions through entire process.
Here’s What We Do For Buyer Files: $150
- Send your Buyer a letter introducing SOS and letting them know we have been hired by their agent to make their settlement a smooth one.
- Send a checklist of items to do before closing, including a list of the utility providers for their new home.
- Advised the seller’s agent that we’re involved and give them the lend and title information so that they can keep the Seller’s end of the file moving forward. Provide the lender with title information for their records.
- Order and review title and address any concerns.
- Prepare a title clerk information / reimbursement sheet.
- Contact you for the details of when you’d like to schedule settlement so that we may have the notices prepared.
- Send full closing documents package to title company and agent week in advance of settlement.
- Remain available for your questions through entire process.
