What Happens Next?
The new order will ALWAYS be confirmed with you. The file’s information will be entered into our custom-built system and from that point communication will begin with all parties.
How Do I Know If I Am Ready for Settlement?
Generally, you will only hear from us when we feel there is a potential liability and your expertise is needed. Otherwise, expect to see an email of your settlement file within a week before closing. We will keep you informed of any communications we have with your seller regarding any out-of-the-ordinary or personal circumstances unique to the transaction. Please feel free to send us an email to get a status update on a particular file at any point.
How Do I Begin A Relationship With SOS?
No contracts! No commitments!
When you are ready to get started, email us an ORDER FORM and the AGREEMENT OF SALE.
The order form will ask you to confirm how you want to handle any required certification prepays.
- We can send you a STRIPE invoice which will allow you to pay advance fees via credit card ($12 service fee applies).
- You can mail us a check for the advance certification fees.
- Ideally, you can place a retainer with us to write checks against so that we can immediately disburse an SOS check and keep your file moving in the most expeditious manner possible. Ann will advise on a recommended retainer based on number of files per month. We recommend the seller pay for all resale packages and U and O fees directly.
How Does SOS Get Paid?
Our preference is to be paid on the ALTA/HUD 1. However, we can accommodate whatever your payment method may be. We can be paid from commission post-closing or seller can pay at settlement. We just ask that we receive our fee within 7 days of settlement.
Cancellation Fee / Additional Fee
Once a file is confirmed as received by us, it is considered to be In Processs. Files In Process that are withdrawn or cancelled will incur a $35 administrative fee if cancelled in the first 7 days.
If a transaction terminates once the certifications are received or more than 7 days after the original order, we require the full file fee. However, when the listing resells, we will discount the fee and very often we can update and reuse many parts of the file with no additional fees.
